In October 1876, Samuel Gillespie registered a horse and cattle brand, 7LG, for a property called Sunny Brae. Perhaps this was a pointer to the naming of Sunnybank. A year later, 9 October 1877, he took advantage of the abandonment of Portion 183 by its first selector, Andrew West, when he applied to lease the 40 acres (16 hectares). The lease was granted the following year. He employed bailiffs on this land in the mid-1880s and was granted his Deed for freehold tenure in 1887. He had lost just over two acres (0.8 hectare) in the survey for the Logan Railway. By this time the property was improved with split rail fencing and a weatherboard hut.
